SERVICES OFFERED TO THE LANDLORD 

We have three services to offer:

·         a tenant finding service

·         a rent collection service

·         full management service

Each of these is described below, along with some helpful tips on preparing your property for rent. If you do have any further questions, please do not hesitate to speak to our team. 

 

TENANT FINDING SERVICE

After agreeing a rental price, we will promote your property and find a suitable tenant for the Landlord. We will then inform you of any prospective tenant and take up references to prove the suitability of the applicant or guarantor. We will also prepare a tenancy agreement and organise the preparation of a detailed inventory if required.

We will collect the first month’s rent, together with the tenancy bond, on or before the first day of the tenancy and always BEFORE possession is given to the tenant.

Once the agreement is signed by the tenant and the tenant has moved in, we will account you for the first month’s rent & tenancy bond collected by us. The agency fees and charges payable by you will be taken and the remaining balance credited to your account.

If you have opted for the Tenant Finding Service only, you are then responsible for collecting rental payments from the tenant. However we are happy to assist in setting up a suitable arrangement between you and the tenant for payment. You will also be responsible for holding the tenancy bond paid by the tenant, as well as accounting to the tenant in respect of the bond whenever the tenancy is terminated. 

RENT COLLECTION SERVICE

In addition to the tenant finding service above, we can receive rents and tenancy bond from the tenant and account you monthly, (or as otherwise agreed) for all income received. The tenancy bond and the agency fees and charges payable by you are taken, and we pay you any credit balance.

During the tenancy, we will take reasonable action against the tenant to enforce the tenant’s obligations with regard to payment of rent.

If you opt for the Rent Collection Service only, you will hold the tenancy bond paid by the tenant, and are responsible for accounting to the tenant in respect of the bond whenever the tenancy is terminated.

FULL MANAGEMENT SERVICE

In addition to the rent collection service we can receive rents and account you monthly for all income received. Our fees, charges & other expenditure chargeable to you will be taken and all remaining balance is credited to landlord’s selected account. We will take reasonable action against the tenant to enforce their obligations under the tenancy agreement as well as organise / supervise any minor repairs at the property throughout the tenancy. We will Inform and take your instructions on repairs of a major or more serious nature (except where emergency repairs are necessary immediately. )We will visit the property during the tenancy to check on its general condition, and to report our findings to you. We will liaise with the tenants throughout and serve notice to give up possession at the end of the tenancy term according to what has been agreed. At the end of each tenancy we will check the tenant out of the property, and assess the overall condition. We will then account to the tenant any deductions chargeable to re-instate the property to its original condition or replace damaged / missing items.

 

PRESENTING YOUR PROPERTY FOR RENTAL

In order to maximise the letting potential of your property the quality of presentation and attention to detail is vital. The more attractive the presentation, the easier it obviously is to find a good tenant and achieve a good rental return.


The property should be clean with fresh decor and good quality fittings. Most tenants’ preference is for a plain, neutral property with neutral decoration and flooring throughout. Gardens and exterior should be maintained and all garages should be cleared so they can be used to their full potential.
 

Appliances
All appliances and machinery must be in good working order, and serviced where appropriate.

Instruction manuals
Manufacturers’ operating and instruction manuals for all appliances and electrical equipment should be left in the property. It is important that all electrical equipment and the central heating boiler are serviced and in good working order. Details of any maintenance contracts should be supplied.
 

Utilities

Always advise the utility companies and settle all accounts including the telephone. Remember during any void periods, the landlord is responsible for paying council tax.

Insurance

The tenancy agreement normally requires that you have adequate insurance cover for buildings, contents and public liability and that you advise the insurance company that you are letting the property. Please note that such cover will not be the responsibility of HomeMoves Direct or the tenant.

Post
If you are relocating elsewhere in the UK, we recommend that you arrange for the Post Office to redirect mail to your new address to avoid delays and reduce the risk of identity theft.

Complying with legal requirements

The Gas Safety (Installations and Use) Regulations 1998
These regulations require the landlord of a property where there is a gas fire or other gas appliance:

To ensure that the appliance is maintained in a safe condition to prevent risk of injury to any person.

To ensure that the appliance is checked and that an appropriate certificate is issued for safety at intervals of not more than 12 months by an approved person, i.e. a Gas Safe-registered contractor.

To give the original certificate to the tenant prior to the start of the tenancy.

Unless you elect to use HomeMoves Direct management service, you are responsible for compliance with these regulations, for which non-compliance is a criminal offence. (The tenancy cannot commence without the appropriate certificate.)

 

The Electrical Equipment (Safety) Regulations 1994
These regulations require the landlord to ensure that the earthing and insulation of all electrical appliances in the property are safe. Cabling, fuses and plugs should also be inspected and replaced with the correct rating for that particular appliance where necessary.
 

Keys

A minimum of one complete set of keys for each tenant + one set for HomeMoves-Direct must be provided.
